5 Signs You Need a Roof Replacement

1. Missing, Cracked or Slipping Tiles

If you can see tiles that are cracked, broken or have slipped out of position from ground level, it is a clear sign your roof is deteriorating. A few damaged tiles can often be replaced individually, but if the problem is widespread across the roof it usually means the battens or fixings underneath have failed and a full replacement is the most cost-effective solution. Missing tiles also expose the felt and timbers beneath to water damage, which can quickly escalate into a much bigger problem.

2. A Sagging Roof Line

Stand back from your property and look at the ridge line along the top of your roof. It should be straight and level. If it dips, bows or sags in places, this can indicate structural problems with the roof timbers. Sagging is often caused by long-term water ingress that has weakened the rafters, or by inadequate support when the roof was originally built. This is a serious issue that needs professional assessment as soon as possible.

3. Daylight Visible Through Roof Boards

If you go into your loft space during the day and can see pinpricks of daylight coming through the roof boards, it means there are gaps where water can get in. Small amounts of light through the ridge vent are normal, but light visible through the main roof surface is a concern. This often indicates that the felt has perished or that tiles have shifted enough to let water through.

4. Recurring Leaks

If you have had a leak repaired but it keeps coming back, or if new leaks appear in different areas, it is a sign that the underlying roof covering has reached the end of its life. Patching individual leaks on an ageing roof is a temporary fix at best. If you are spending money on repairs every year or two, it is usually more economical in the long run to invest in a full replacement that will last decades.

5. Your Roof Is Over 25 Years Old

The lifespan of a roof depends on the materials used. Traditional felt underlay typically lasts around 20-25 years before it starts to break down. Concrete tiles can last 30-50 years, while natural slate can last well over 75 years. If your roof is approaching or past these ages, it is worth having it inspected even if you have not noticed any obvious problems. Issues can develop gradually and early detection means you can plan and budget for a replacement rather than dealing with an emergency.
